NEW YORK — Dec. 29, 2020 — Hammond Hanlon Camp LLC (“H2C”), a healthcare-focused strategic advisory and investment banking firm, served as the exclusive financial advisor to a privately held development company, Kammann Construction, on its monetization of two outpatient clinics (the “Properties” or “Clinics”).
The Properties were developed in 2013 and serve as the “anchors” of Tuscany Medical Plaza, which is the preeminent multitenant medical campus in the greater Yuma, Ariz., area and home to over 20 healthcare providers. Both facilities were built-to-suit for the tenant, Yuma Regional Medical Center, a not-for-profit, S&P “A” rated health system that benefits from its dominant market position as the only acute care provider within a 65-mile radius of its service area and the only full-service hospital within a 180-mile drive.
The 10,000-square-foot specialty clinic features 20 exam rooms with services offered by 10 physicians, including Allergy and Immunology, Diabetes and Endocrinology, Neurology, Pulmonology, and Rheumatology. The 14,000-square-foot health clinic features 18 exam rooms and several specialty treatment areas, with a focus on Family Medicine, Gastroenterology, and Pediatric subspecialties—including Cardiology, Neurology, and Urology—staffed by 10 physicians.
H2C conducted an expedited and thorough marketing process for the Clinics that resulted in multiple offers and the signing of a letter-of-intent within 30 days of process commencement. The transaction successfully closed within 90 days of H2C being retained, demonstrating a highly efficient marketing process. The Clinics sold for $6.9 million, or $288 per square foot.
An H2C team headed by Matthew Tarpley, Vice President, led the transaction. “Ownership had received unsolicited offers for the Properties that were below what we had valued the assets, and they had a strong desire to transact before the end of 2020.
